Il Simoncini Basso
An intimate cottage for two — private terrace shaded by wild figs, wood-burning fireplace, and panoramic views over the olive groves.

Until the late 1950s, the only primary school for Gello and the surrounding farms — now an intimate cottage at the summit of the hill, with an unmatched view of the Tuscan coastline.
— La Scuola
With an unmatched view of the skyline stretching to the coast, this intimate cottage at the top of the hill was until the late 1950s the only primary school attended by the children of Gello and the surrounding farms.
From the paved and shaded terrace — perfect for resting and dining outdoors while watching the sunset — the original small door leads into a room on two levels: the dining area, the living room with a large fireplace, and the kitchen with its Carrara marble counter.
This ground floor is the former residential part of the old school, separated by an internal door from what was once the main black entrance and the pupils' stairway.
"The upper floor has remained as a single room crossed by a large arch — once the classroom for pupils of different ages, now a double bedroom of 32 m² with a desk overlooking the valley."

Ground floor: entrance, living room, kitchen, fireplace. Upper floor: single 32 m² bedroom with arch — the former classroom. Bathroom with shower above the staircase.
Terrace
Paved and shaded terrace at the summit of the hill — the highest point of Gello. Sunset views stretching to the Tyrrhenian coast. Outdoor table, chairs, deck chairs and umbrella.
Ground floor — living room & kitchen
The former residential part of the school, on two levels. The original small door from the terrace opens into the living room with a large wood-burning fireplace, and the kitchen with its Carrara marble counter, gas hob, electric oven, fridge and freezer. A sofa bed (80×200 cm) doubles the sleeping capacity.
Upper floor — the classroom bedroom
A single undivided space of 32 m², traversed by a large stone arch — the former classroom where pupils of different ages once sat together. Double bed 160×200 cm, a writing desk, and a window overlooking the valley.
